Why Suppliers and Manufacturers Need Accurate Construction Estimates
A supplier’s quote is only as good as the quantity underneath it. Under-count and you absorb the shortfall or issue an awkward supplementary order. Over-count and you lose on price to a competitor who measured more carefully. Accurate quantities protect margin at the point where margin is actually decided — before the quote goes out.

Unit pricing is usually the part a supplier controls well. You know your cost, your freight, your margin. What is frequently uncertain is the number those prices get multiplied by. Contractors solicit multiple suppliers and often buy from whoever responds first with a credible number. Product-scoped material takeoffs
The core service. We measure one product category across a project and return quantities in your selling units — linear feet, square feet, squares, tons, each, cubic yards. Everything outside your scope is left alone.
Full quantity takeoffs
Where a supplier carries several categories, or a fabricator wants the whole package measured, we take off the full scope and organize it by CSI MasterFormat division so the sections can be split and quoted separately.
Cost estimates
Quantities with material, labor and equipment pricing applied. Useful for suppliers who install as well as supply, and for manufacturers preparing a furnish-and-install number rather than a supply-only quote. Pricing uses RSMeans data adjusted to the project zip code, or your own cost data where you provide it.
Bid and RFQ support
For contractor bid packages: we read the drawings and the applicable specification sections, measure your scope, and flag anything ambiguous — items shown on drawings but absent from the spec, or specified but not drawn. You get the quantity plus a short list of what to clarify before quoting.
Specification review
Whether the specified section actually describes your product, and if not, what a substitution request would need to address. Relevant to any manufacturer whose product is either named as basis of design or competing against one that is.
Value engineering support
Where a contractor asks what a cheaper alternative would cost, we price the alternate against the base specification and show the difference at the line level. That gives your salesperson a comparison to present rather than an assertion.
What we do not do
We do not calculate what it costs your factory to manufacture a product — that is industrial cost accounting, a different discipline. We measure what a construction project requires from your drawings. If your question is about production costing rather than project quantities, we are not the right firm and will say so.
Material Takeoff Services for Manufacturers and Suppliers
A material takeoff is a measured list of the materials a construction project requires, produced by reading the drawings and specifications. It states what each item is, how much of it the project needs, and the unit that quantity is expressed in. It is the document a supplier prices to produce a quotation, and the document a contractor uses to place an order.
How a takeoff is produced
The drawings are calibrated to scale in takeoff software, then each element in scope is measured or counted digitally. Areas are measured as areas, runs as lengths, and discrete items as counts. Every measurement stays linked to the sheet it came from, so any number in the final list can be traced back and checked.
The specifications are read alongside the drawings, not skipped. Material grade, finish, thickness, fire rating, and acceptable manufacturers are specified in the project manual rather than shown on a plan. A takeoff that ignores the specification will produce the right quantity of the wrong product.

The schedule lists each item with a mark number, size, type and finish. These takeoffs are usually faster and more precise, provided the schedule is complete. Where marks appear on plan but not in the schedule, we flag it rather than guess.
Commercial flooring distributor, three-story office fit-out
A commercial flooring distributor receives an RFQ for a three-story office fit-out. The contractor attaches architectural drawings and the finish schedule. The distributor needs to know how much carpet tile, LVT, base, and transition strip the job requires before they can price it.
The takeoff returns square footage by room and by product type, matched to the finish schedule so carpet areas and LVT areas are separated. Base is given in linear feet by room. Transitions are counted at each material change. Quantities are net measured area with the waste factor stated separately, so the distributor can apply their own waste convention rather than inheriting ours. The whole thing arrives as an Excel sheet their pricing team can work from directly.
Construction Quantity Takeoff Services
A quantity takeoff measures the physical work a project contains — areas, lengths, volumes and counts — without applying cost. The material takeoff is that same measurement filtered to what you actually supply. The terms overlap in everyday use, but the practical difference is scope: a quantity takeoff can cover labor-installed work, a material takeoff covers what gets delivered.
Everything in a takeoff resolves to one of four measurement types, and knowing which applies to your product tells you what to expect back.

Estimating Support for Construction Product Manufacturers
Manufacturers use takeoff support to answer contractor RFQs, size production runs against real project volumes, check whether a specification matches their product, and give sales teams a defensible quantity to quote from. The common thread is that all of it requires reading construction documents, which is not what a manufacturing team is set up to do.
Responding to contractor RFQs
The most frequent trigger. A contractor sends drawings and asks for a price on your product. The quantity has to be established before pricing can begin, and the contractor is usually asking several manufacturers at once.
Pricing custom and made-to-order products
Where a product is fabricated to project dimensions rather than sold from stock, the takeoff feeds the production quantity directly. Casework, architectural millwork, fabricated metals and custom glazing all work this way.
Specification and substitution
If the specification names a competitor as basis of design, your product enters as a substitution and the request has to demonstrate equivalence on the criteria the section sets out. Knowing which criteria those are, before writing the request, is the difference between an approved substitution and a rejected one. We read the section and tell you what it requires.

Manufacturers’ reps are usually better employed selling than measuring drawings. Moving the takeoff off their desk returns hours to the part of the job only they can do — and removes the incentive to quote from a rough guess because there was no time to measure properly.

Several estimating firms publish a specific accuracy percentage. We do not, because takeoff accuracy depends on drawing quality and a single number across all projects would not mean anything. What is a material takeoff?

What is the difference between a material takeoff and a quantity takeoff?

Can you count just my product rather than the whole project?

What drawings do you need?
The plan set covering your scope, plus the relevant specification sections. For a flooring supplier that means architectural plans and the finish schedule. How long does a takeoff take?
Most projects deliver within 24 to 72 hours of quote approval, with single-category takeoffs at the shorter end and multi-trade work at the longer. The fixed-fee quote comes back within two hours of receiving drawings. If a contractor deadline is tighter than the standard window, say so in your submission and we will confirm feasibility before you commit.
How much does a takeoff cost?
Edge Estimates charges a fixed fee per project. Single-trade takeoffs typically run $300 to $800; multi-trade work runs $800 to $2,500 depending on drawing volume and complexity. The fee depends on sheet count and scope, not on the value of the order you are quoting. Nothing is billed until you approve the quote.
Do you include waste factor in the quantities?
Quantities are net measured by default, with waste noted separately rather than built in. Suppliers apply different waste conventions by product and by customer, so giving you the net figure lets you apply your own. If you would rather receive quantities with a specific waste percentage already applied, tell us the figure and we will build it in.
Can you tell me whether my product meets the specification?
We read the relevant specification section and report what it requires — material standards, performance criteria, acceptable manufacturers, and whether a named basis of design is present. Whether your product complies is a judgment for your technical team, but knowing exactly which criteria a substitution request must address is usually the harder part, and that we can establish.
Do you price the materials or only count them?
Both are available. Most suppliers want quantities only, because they price from their own cost structure and no outside firm knows their margins or freight. Where a cost estimate is useful — furnish-and-install quotes, or budget numbers for a customer — we apply RSMeans pricing adjusted to the project zip code, or your own cost data if you supply it.
How accurate are the quantities?
Accuracy depends mainly on drawing quality. A complete, dimensioned set supports measurement within a small percentage on most products. Incomplete or poorly scaled drawings widen that range, and where information is missing we state the assumption rather than quietly guessing. We do not publish a single accuracy percentage because one figure across all projects and all drawing conditions would not be meaningful.
Can several contractors bidding the same job all use one takeoff?
Yes, and it is a sensible use of the fee. When three contractors send you the same plan set for the same project, the underlying quantity is identical. One takeoff supports all three quotations and every contractor receives a consistent number, which is better for your credibility than three slightly different figures produced under time pressure.
What format do quantities arrive in?
An unlocked Excel workbook with live formulas, structured either by product category or by CSI MasterFormat division — whichever matches how you quote. Each line carries a description, quantity, unit, and the drawing sheet it came from. Marked-up drawings arrive alongside as PDF so any figure can be traced and checked.
Do you work with distributors and fabricators as well as manufacturers?
Yes. Distributors typically need multiple product lines counted from one plan set. Fabricators need shop quantities for items made to project dimensions — structural steel, millwork, casework, custom glazing. Both are handled the same way: read the drawings, measure the scope, return quantities in the units you work in.
Is my project information kept confidential?
Drawings and project documents sent to Edge Estimates are used solely to prepare your takeoff and are not shared with third parties, including other suppliers quoting the same project. If your customer requires a formal non-disclosure agreement before documents change hands, contact us before sending anything and we will execute one first.
